A prospectus can be a regulated document
In some jurisdictions and for some offerings, "prospectus" has a specific legal meaning with filing requirements. Whether yours is one is a question for your attorney.

- What is a real estate investment prospectus?
- The detailed document given to prospective investors in a property or fund, covering the asset, the market, the financial projections, the terms and the risks. Many sponsors use the term interchangeably with offering memorandum.
- Is a prospectus the same as an offering memorandum?
- In everyday use the two overlap. Legally they can differ, and which one applies depends on how the offering is made. Your attorney decides that; we design the document either way.
- How much does it cost?
- Offering Memorandum $1,500 for up to 24 pages, OM + Investor Deck $3,500, Raise Kit $5,500. Legal documents, underwriting and photography are not included.
- Do you write the content?
- The $3,500 and $5,500 packages include writing the narrative sections from your notes. Legal sections always come from your counsel.
- What formats do you deliver?
- A PDF laid out for screens and phones, a print-ready version, and the editable source files.
- What do you need to start?
- The underwriting or pro forma, property details and photographs, your draft text if any, and the legal sections from your attorney when they are ready.
