Real estate search is local to the block: 'homes for sale in [neighbourhood]', 'sell my house fast [city]', 'realtor near [suburb]'. It is also a restricted category, where the platforms bar the demographic targeting other advertisers use and scan your landing pages for exclusionary words. We build a campaign per market and an ad group per neighbourhood and intent, run it on location and search intent alone, and keep the copy and pages inside the fair-housing rules.

Sellers, buyers, investors: three different searches.
A seller searching 'how much is my house worth' or 'sell my house fast' is the most valuable click in the category and the one directories and iBuyers bid hardest on. A buyer searching a neighbourhood plus 'homes for sale' wants listings, not a form. An investor's 'we buy houses' campaign is a different business with a different page. Each gets its own campaign, budget, copy, and landing page.
Under each, ad groups per neighbourhood and per intent, generated from a sheet of the areas you actually farm. Location targeting at city and radius level only, no demographic layers, because the platforms do not allow them on housing ads and neither do we.

Fees are flat and scoped to markets and neighbourhoods. Real-estate search clicks run $3–$20 depending on market and intent; a single-market agent typically spends $1,500–$5,000 a month, brokerages and investors more.
How every package works
- One package covers one brokerage or business and one ad account per network. A second brand or a second account is a second package.
- Ad spend is never inside the fee. Google and Microsoft bill your card directly; you can see it in your own billing at any time.
- The caps on each card are the scope. Going past a cap (more markets, neighbourhoods, agents, ad groups, hours) is priced on the card or quoted before we do it; it is never silently absorbed.
- Housing ads are a restricted category. We run city and radius targeting only and will decline any request to add age, gender, parental, marital, or ZIP-code layers, or exclusionary wording on pages.
- Structure-change hours cover requests you send us. The weekly cadence does not count against them.
- Month-to-month, 30 days' written notice either way.
- You own the account, the data, and everything we build in it. We hold manager access and remove it on the last day.
- We do not do lead follow-up, ISA calling, IDX or CRM work, portal advertising, or direct mail.
- Nothing here guarantees a number of leads, listings, or closings. What we guarantee is the work on the card, on the schedule on the card.
- Anything not written on the card is not in the package. If you are unsure whether something is included, ask before you buy; the answer is the same afterwards.
Questions
The answers we give most often.
- What are the fair-housing restrictions in practice?
- On housing ads in the US and Canada the platforms remove age, gender, parental status, marital status and ZIP-code targeting, and scan landing pages for exclusionary phrases such as 'exclusive community' or 'no children'. We build every campaign inside those limits from the start, so nothing gets flagged after it has spent money.
- Why split sellers and buyers?
- Different value, different page, different budget. A seller lead can be worth a listing; a buyer lead is often a browser. Splitting them lets the seller campaign bid what a listing is worth and the buyer campaign bid what a browser is worth.
- Should we advertise on Zillow instead?
- That is a placement purchase, not search. Search reaches the seller before they open a portal. Many teams run both; this line is search only, and we will say so if the portal is the better spend for you.
- Do you build the valuation page?
- It is quoted separately and usually the first recommendation. The page asks for an address and a phone number, gives a range, and books the appointment. Sending seller clicks to a homepage roughly doubles the cost per appointment.
